Condo Talk: Windows, Patio Doors and Trim Capping

(Posted May 9, 2023) Warmer weather is coming, and coupled with significant resale turnovers, many condo unit owners are looking to replace their original windows and patio doors.

As such, Covenants Administration has seen an increase in the number of condominium associations that have expressed an interest in updating their window and patio standards to include trim capping.

A basic condo standard for windows and patio doors includes a specific manufacturer, style and model information, and basic window specs, however, a very important factor to consider when updating your condo's window and patio door standards is trim capping.

One of today's more modern marvels (often required by window installers), trim capping is generally a positive addition to increasing the lifespan, effectiveness, and insulation of window and patio door installations. However, trim capping can have an effect on the exterior appearance of windows and doors by increasing the size of the trim that surrounds the opening.

For this reason, the DRB requires condo associations (in addition to cluster associations) to create standards that include trim capping to prescribe acceptable materials, colors, dimensions and styles of trim capping from which your members can select when planning their next window and patio door replacement project.
