The Wiehle-Reston East Metro Station was the first of the Silver Line stations to open in Reston in July 2014. This began the transformation of this area into a mixed-use development where residential, office, retail, and hotel uses are co-mingled to create a vibrant, pedestrian-oriented community. There are several properties that comprise this station area, which is bounded by Wiehle Avenue on the east, Sunset Hills Road on the north, and the Dulles Toll Road on the south. Below are descriptions of each property, some of which are completed, others of which are in planning or development.
Reston Station, developed above and around the Wiehle-Reston East Metro station (click here to view a map of the station), will integrate more than 1.3 million square feet of mixed-use development consisting of office buildings, restaurants, a pedestrian plaza, shops, a full-service hotel, and up to 900 residences.
The Comstock property known as BLVD Residential at Reston Station (pictured above, June 2015) is a mixed use, 450-unit apartment building located directly adjacent to the Metro station. BLVD Residential is the first building to be brought into Reston Association through a supplemental declaration. The model used to add BLVD Residential to RA was later used to develop a standard process for adding new properties to RA, which took the form of Land Use Resolution 3 on Sept. 24, 2015.
The first office building under construction at Reston Station was designed by world-renowned architect Helmut Jahn. This iconic structure is located at the northwest corner of Wiehle Avenue and the Dulles Toll Road. More information, including renderings and site plans, can be found here.
On April 10, 2018, the Fairfax County Board of Supervisors approved the Reston Station Promenade project, the next development located within the Wiehle-Reston East Station Area. Located at the corner of Wiehle Avenue and Sunset Hills Road, north of Reston Station Boulevard, the approval will allow for the development of up to 1.24 million square feet of mixed office, residential, hotel, and retail uses. Constructed on the former site of Reston Mini-Storage on Sunset Hills Road, the Aperture is the second residential redevelopment project built adjacent to the Wiehle-Reston East Metro Station. As with traditional mixed use, the Aperture will include ground floor retail and 421 residential units. The streetscape will include wide sidewalks and landscaping consistent with the guidance found in the Reston Master Plan.
